Homes priced $300k and below is definitely a seller's market, with only three months of inventory on hand. So if you're looking to buy, make sure you have a strong financing package and bid aggressively. It may take you more than one offer before you get one accepted. On the other hand, the homes priced at $1M+ is definitely a buyer's market, with 28 months of inventory on hand. So if you're selling, make sure you get your home show-ready and price aggressively.
The good news for everybody, interest rates are at a 10-month low.
