I just had my new home inspected, and something came up I didn't like. What do I do?
The point of getting a home inspection is to make sure that there are no big surprises after you buy the home, but what are your options if something comes up in the home inspection that wasn't expected and you do not like?
Well, most deals use the AS-IS contract which means within the timeframe specified on the contract, the buyer can choose to cancel the contract or move forward as-is. It's completely up to the buyer.
There is a third option, but all parties must agree and that is to renegotiate. Maybe you found the roof is leaking and needs to be replaced or the AC no longer works. You can ask the seller to replace items or give a credit, but they don't have to agree. Legally, they don't even have to respond to you! So as a buyer, you can try to negotiate, but you must have everything signed before the end of your inspection period. After all, you have the right to inspect and cancel, so if you're not in agreement with the terms of the contract by the end of your inspection period, you either cancel or you're moving forward as-is.
