You're looking to sell your Miami home or condo, and you've seen the Zillow estimate or Zestimate of our home's worth. But the question is, can you trust it?
Hi, I'm Heather Waldron with Global Luxury Realty and I hate to sound sour, but the answer is no. And let me explain why. They can be grossly inaccurate. It uses a unique algorithm based off of public data and has never once set foot in your home or neighborhood. It doesn't know if the public data's accurate any unique features of your home or any upgrades you may have recently done to the home.
Zillow even acknowledges this lack of accuracy. On its website it states that in the Miami-Fort Lauderdale metropolitan area, it's Zestimates for off market homes are within five percent of the accurate value only 37.4% of the time! We'd all be out of a job if we performed like that at work!
So, if you're interested in the value of your home it's important to get a comparative market analysis, and that's where I come in. If you want to know the value of your home, just contact me to request a CMA for your home. I just need your address and email and I'll have it to you in no time.
I'm Heather Waldron with Global Luxury Realty. Make it a great day.
