I'm selling my house as is. I don't need a seller's disclosure. Do I?
I can't tell you how many times I've heard that. It doesn't matter if you've never lived in a home or if you've lived there over 30 years. Florida law requires that sellers disclose any issues that may materially affect the value of a home or property. This means things like past or present water leaks, roof damage, work done without permits. Wait a minute. So that illegally converted garage? Yeah, you have to disclose that too.
It's not all bad. You can also use the seller's disclosure to highlight good things about the home. Did you recently replace the roof, A/C, hot water tank. Well put those on there too as a selling point.
